My impending Italian Ex-Pat adventure is ***Official*** 2024-25 v3.1 (1 Viewer)

My wife would like to take the 699k, but I have 1 offer on 1 showing........methinks maybe i can get to 725k.
What's the downside to listing? You get your asking price and close a few weeks later? IMO you made the right move.
the downside is people finding and offering on a different property i guess while i wait to get this listed. then i need to clean and prep and spend extra time all for the chance of an extra 10k or so. there is no guarantee someone will come around and offer full price again. of course there is a chance of more, a chance of less. with a full price offer on an amount higher than i thought i would list and with a 4% commission, i am satisfied.

If they already came up to full ask and no one else has seen the place yet, I don't see how you're losing out by entertaining other offers. They are obviously interested. I would wait and see initial activity. It could backfire, but I think the chances of that are far lower than the chances of you getting more. Depends on your risk tolerance and how quickly you want to get stuff done.
If I'm the buyer, I send you a preemptive offer that expires in 24 hours. As the seller, you then have to decide do I take it or do I roll the dice. If I'm the buyer and you turn my preemptive offer down, and I'm the only bidder at the end of the day, I'm offering you under your asking price.

I speak from experience.

Yep. There's value in not having to list the house, clean it up, etc. Now see if you can accept the offer with as few or no contingencies (that's how things are done in the Bay Area, for better or worse).
 
@deadhead. we signed up at full ask with 20k in due diligence money. basically, this 20k is mine now, regardless of what they do or how the inspection goes. i pay for no closing costs and they signed an appraisal rider, so if i appraise under sales price, it’s their problem for the funds, not mine. 4% commission. this is worth 10k of not having my wife clean inside the refrigerator, have me dust the garage, stuff everything in our closets and reorganize our pantry every hour. plus, i was prepared to do some work before listing that would’ve cost money. i was considering painting, carpet shampoo and stretching, changing some plumbing fixtures, etc. now, i can just wait for a punch list that i can decline.

praise jeebus i am not in the bay area r.e. market……1mm for 2/1 starter.

I would have done exactly what you did. There's no right or wrong here, but I say that only to indicate you're not on an island with taking the "bird in the hand," and in this case an excellent bird, so to speak.

I would have done exactly what you did. There's no right or wrong here, but I say that only to indicate you're not on an island with taking the "bird in the hand," and in this case an excellent bird, so to speak.
all sides are valid. we asked these buyers to come up and they stuck at 699, so maybe that’s the number. also important is timing for us……closing date is not until june. another 10k won’t kill me, but would be nice. i am ok with my choice. this kind of goes counter to my religion. hopefully, the elders don’t find out. :sadbanana:

Recap, our timing has been essentially that the max time it takes to get our visa decision is 90 days, putting us to 6/15 now. i/we were hopeful that we could get a quick decision, thus knowing for sure if we should sell our primary residence in the US. i mean, we hadn't really really discussed do we sell and market for sale before a decision. Pretty much, if we put the house up regardless of decision, then we are committing to live at our beach condo if the visa decision is negative. In that scenario, we would likely pursue the 90/180 thing in italy and go back and forth. So, our agent showed the house "unlisted" to someone who wants our neighborhood Sunday and Monday. I thought that if they liked the house they could then wait until it hits the market and they would have a leg up..................well, the Sunday looker offered us in the 660s, a low number and based on 1 crappy comp in our neighborhood. I didn't realize we'd get offers. Our agent wants to list at 699k now, which is much higher than i had planned during 2023. We told her no and we aren't countering. I mean, why should i counter 1 buyer on a low offer when the house isn't even listed? Agent agreed..........then she called later in the day and said the buyer will pay us our full ask. Talked to the wife and my thoughts are, if we are selling the house regardless of visa decision right now, then put it on the market formally and let every buyer panic and react to the competition. So, pictures are being taken today and our listing goes up Thursday. IMO, the house may sell over ask. Our market is crazy and objectively, my house is pretty loaded (size, features, yard, privacy) for my area. So, let's see what happens this weekend and i will have people bid against themselves.

I owe no one anything. I want the most money i can get. This might only happen once in a lifetime and i've been squeezed on other real estate deals. P-5 gets sales tax free purchases over 100 CHF, diplomatic license plates, and other perks. So we'll miss out on that because the posting was a P-4 even though my wife is qualified for a P-5. No chance to get that changed and she'll have to push for a promo if we stick around more than 2 years.

Also, based on feedback from various folks that are in the same org that my wife will work in, some people do put their kids in the local Swiss schools, which are taught in French. My kids know zero French other than the 1 week of Duolingo they now have under their belts. However, they are bilingual in English and Spanish, so learning a 3rd language would be much easier than coming in with only English. My wife is bilingual English/Spanish, and she can speak and read Italian (but doesn't do as well listening), and can listen and read Portuguese (but replies in Spanish). She has no background in French. I am intermediate in Spanish. It'll be a race to see who becomes most adept in this new francophone world...

So, we are waiting on Visa decision..........we have set text alerts on our phones for when our USPS envelopes are on the way. This is the only way we will know when things are moving.
 
so, we've been talking about our first trip. where to go, what city. i think i have settled on a jaunt to Dubai..........looking for warm, beach, affordable and something where i can leverage my RItz-Carlton credit card perks with Marriott. The Ritz on the beach near the Palm Jihad or something is very affordable. Flight is about 5 hoors, which i don't like, but it seems to work price wise.
 
Update; As Tom Petty said, "the waiting is the hardest part". We are 47 days in and no word on the Visas yet. It would be nice to get these wrapped up, given we are selling the house 6/4 no matter the decision. We still lots of prepping to do, but without the Visas for sure, we can't move forward with some items. In the meantime, Italy finally finalized their Nomad Visa, which is what we wanted all along. Now it will be our goal to get this Visa and then at the 1 year renewal point, convert the residency permit to a Nomad.

Kind of hoping this Visa decisions materializes in the next 2 weeks.

Speaking of the house, after inspection we only had 1 repair item, $250- roof boot replacement. Otherwise, no other asks. Looks like we will be maximizing that sales price.
 
so, thursday overnight into friday morning i get a whatsapp from my attached neighbor and i saw the word ladri…..that means thieves. oh no! read the message and it seems we both had a break in overnight around 2-2.30a. they entered my place on the first floor/main level using a decrepit old garden ladder that my neighbor keeps outside for his garden. they jimmied the shutter open and broke the glass window and must have used a tool to open the window handle. they emptied dressers in our bedrooms looking apparently for cash and gold. they did not go upstairs nor downstairs it appears. then they apparently went to neighbors thru their window, while they were home sleeping. they heard noises and woke up and saw him or them running thru the garden away. this is scary because the window they accessed is my master bedroom. so now the question is will i ever sleep again? i can get over things quickly, but this is a big invasion of privacy and kinda spooky. we called and spoke to our neighbor, the wife, she said this happened about 30 years ago and the thieves apparently hit our village, other homes and even the school. she wasn’t all that crazy about what happened and was smiling and joking a bit, which made us feel better. they have an alarm system, but a storm had knocked the alarm offline about a week ago. from what i gather, romanians/bulgarians kind of go from town to town and are only looking for cash and jewelry. they didn’t touch anything else, TVs, googles, small stereos. this seems to be their MO. so, the first thing i do now when i get there is buy my blink cameras and flood lights with motion and i will have a security system installed. i am not happy, but i need to get over it, as it doesn’t seem we were specifically targeted. however, truth be told, me and mrs both agree that if something were to happen again, we might end our time overseas. i mean, this can happen anywhere, even here, but it still creeps me out. if i can’t sleep comfortably, there will obviously be an issue.
 
so, i haven’t slept in 2 nights due to anxiety over this issue. so many little things now in my head. sadly, right now in a way, i hope i get denied the visa. then we go for a bit in july and come back home……i’d hate to sell the property on an overreaction, but right now i don’t feel safe.

You’ll be ok. Our house was robbed in LA when I was a kid. It was REALLY violating. But we got over it. F’ers actually stole my piggy bank. I was also gassed and robbed on the train in Italy. They hit the whole train. Crazy experience.

Put some security measures in. Talk with your neighbors and look out for each other. Being there will probably ease your anxiety.

i appreciate the kind words…..a lot. i felt the house was pretty secure, we don’t have many windows, all have shutters and double glazed windows. i guess morons gonna moron. i am still gonna blink camera myself to death, i will also look into a decorative window bar system and probably an alarmed system with video. i want to know when a field mouse is pooping. something inside that trigger if the window/door magnets are uncontacted. lol. maybe a couple of signs that property is under video surveillance and likely an american flag that indicates i am armed with at least a handgun.

What does this mean, practically speaking?
so, once we arrive in italy we have 8 days to apply for residency, which is a requirement. it is called a permesso di soggiorno. luckily, the law firm we are working with offered a package that included them handling this work for us. basically, the italian post office has what they call the kit. you get it, fill it out and provide 1-3 money postage stamps. bring it back to the post office and you get a receipt. the receipt is basically the residency permit until the local police station provides us with our cards, which takes 4-6 weeks. this is called temporary residency. we are not considered permanent until we have 5 continuous years of living there and meet the integration standards. so, we likely won’t worry about permanent now, since our visa can only be good for 3 years max. 1 year with 2 year renewals; however, italy did just pass the rules for their nomad visa. we will be shortly discussing with our attorney if we can convert or study visa to a nomad visa. since my wife is working, she qualifies. but that is down the line. it seems we have at least 3 years right now.
 
So, this visa will allow you to live continuously in Italy for 365 * 3 years? And then you can extend that visa? This is based on a "student" visa? You're hoping to convert to a digital nomad type visa?

so our visa is a study visa, good for 1 year. within 8 days of arrival, we need to obtain a resident permit. then essentially, the permit "replaces" the visa with the same conditions. we can then renew the permit for 2 - 1 year periods if it continues to be for study purposes. IF we can convert to the permit from study to nomad, from what we have read, nomad has no time restrictions, but does need to be renewed. i think i had read it might be valid for 2 years, then you can renew for 2 years, then if we hit 5 years continuous, we can become permanent residents and likely not be required to renew. We will have a call with our attorney shortly to discuss our next steps, but conversion to nomad would be huge for many reason, most importantly that we won't have to pay for and attend school as mandatory.

One of the easier deterrents is planting nasty bushes around the house creating a natural boundary between the yard and the house. Holly bushes work were I'm at in SC but I'm sure there is an applicable bush for your area. Additionally you can go this route with window security bars. Many thx. Moat may be an issue. I have a call or 2 in to some professional security installers and am likely to go that route. Door and window contacts and some video and motion. I hate to go this route and am pretty certain this is just a gypsy one off..........but climbing in thru a window while we may be sleeping is not something on my bingo card, so that will be eliminated. I am not too worried about my doors, since they actually are covered by Door Shutters that get bolted into the floor when locked. Really, the only way in is with a ladder thru a window. A good system will solve this issue.
 
Today I acquired my first ever storage unit! 10x20 to keep my car and a couple of pieces of junk that we don't want to ship and we don't want to bring to the beach. Got Junk came out yesterday and filled a truck 7/8 with throwaways from junk we kept over the years and 3 moves.
 
we are discussing go dates, seems like 7/2 is priced right one way. we are delaying travel a bit and starting classes since the mrs. is having a quick gall bladder removal the 16th. we just can’t leave without this being removed at this point. HOPING this is the solve to the recurrent right upper quadrant pain. delaying her flying is a prudent move.
 
we’ve begun shedding possessions. this weekend was a neighborhood yard sale and i pulled in $180. just donated pet stairs and a pet crate. trying to rid myself of a garage fridge now. come one, come all.
 
What are you doing with your postal mail? This is something I haven't researched at all yet.
helluva question. i think we are setting up a P.O box near my SIL. we will still have a physical address in the states, but that address doesn’t have a mail box (beach condo). we never get mail there. we are thinking of maybe having a box out there for the beach place and then the real active one in NY near the SIL. for credit cards, bank cards. at least she can open and send me pictures of anything new, since everything is digital nowadays anyway.
 
so, things starting to move fast now. we’ve got the main house here pretty much 90% thinned and packed up. the moving company does most of not all of the packing, since this is going on a container for international, but we have taken care to clear crate most of our items and unmentionables. after some fluctuation with prices and locations, we found a public storage in a great location (near the airport and in the direction of our beach condo) for only $109/mo. this is for a 10x20 unit, like a single car garage. public storage is month to month and i have seen prices in the $200 range and they fluctuate monthly kind of like surge pricing. $109- is crazy low. so….i prepaid 1 year at that price to lock it in and not worry about it. too good of a deal based on what i’ve seen. we will have some items in storage we decided not to send over, mostly pictures, some collectibles i have, my mom’s leftover stuff. i learned to disconnect the negative battery terminal so the car battery won’t drain and other things for car storage. fuel stabilizer, over inflate tires, top fluids, pull up blades. my BIL is flying down the night before our container comes and he is taking stuff we are not bringing. container is 6/1, house sale is 6/4, fly to NY 6/19 and fly to Rome 6/24. i am trying to book the car now and will knock our private insurance next.
 
So, I am going to schedule my "chat" with my work mgr. this Friday for next Monday the 20th. This will be that i'd love to keep my job and i am able to work remote if they allow (which they won't due to security issues). I am basically going to forewarn him of my likely resignation unless we can figure something out. I'll give them till EOM, 6/28. I might sign off earlier, but i at least want to be paid thru end of June lol. What do i care if i cheat a day or 2?

You may want to jack the car up off the ground. This would be better for tires.
